FCBStudios appointed to lead £1bn Eastgate Quarter, Leeds

FCBStudios has been appointed as lead architect and masterplanner for the £1bn Eastgate Quarter regeneration in Leeds city centre.

The landmark mixed-use scheme, led by a joint venture between Khalbros and Torsion Group, will transform the final major regeneration site within Leeds’ inner city centre.

Covering a 4-hectare site east of the city centre, Eastgate Quarter will deliver a new mixed-use neighbourhood including homes, workspaces, leisure and hospitality uses, alongside a high-quality public realm. The proposals aim to extend the city centre footprint, repurpose heritage assets and create a connected, sustainable place rooted in Leeds’ character.

Alex Whitbread, Senior Partner at FCBStudios, said:

“Eastgate has been a forgotten part of the city centre for decades. Our ambition is to shape a new mixed-use neighbourhood rooted in Leeds’ character, where sustainability, density and quality of place work together. Eastgate Quarter has the potential to set a new benchmark for socially responsible urban development and leave a lasting legacy for Leeds.”

The project is currently progressing through pre-application discussions, with public consultation expected in 2026.
