studioNWA proudly announces its role as Lead Architect in the transformative redevelopment of the Hayes Bridge Retail Park into the Hayes Digital Park, a state-of-the-art data centre campus commissioned by Colt Data Centre Services (Colt DCS). This ambitious project is set to enhance and expand upon the digital infrastructure landscape in the London Borough of Hillingdon, supporting the growing demand for data centres and contributing to the region’s economic and technological advancement.
The Hayes Digital Park incorporates a comprehensive redevelopment of approximately 4.4 hectares, featuring a hybrid planning application with both full and outline permissions. The campus includes three data centre buildings: LON06, LON07, and LON08, designed with a cohesive architectural language that emphasises verticality, transparency, and the use of high-quality materials to express their high-tech function. Each building is subdivided into three distinct volumes and using infill elements and subtle façade detailing, the design draws the eye upwards helping to give the buildings a taller, lighter presence.
These strategies also contribute to the varying visual texture and shading across the façades, enhancing depth and interest. These buildings follow on the success of approved LON4 and LON5 data centre buildings, currently under construction adjacent to the application site. The design of LON06 features a strong vertical expression, with building masses subdivided to provide articulation and hierarchy to the development. The innovative use of fins, coloured structural elements, and a combination of dark louvres and light aluminium cladding creates a dynamic and modern aesthetic.
Sustainability is integral to the Hayes Digital Park development. The project, currently targeting a BREEAM Excellent and provides an opportunity for a significant district heating system, should a suitable recipient be found. The site also incorporates features such as green and brown roofs to enhance biodiversity and rainwater harvesting systems. The team has been mindful to use low-impact materials throughout the construction process, minimising the carbon impact of the development.
The site access strategy promotes sustainable transportation, with provisions for electric vehicle charging stations and cycling facilities. Beyond its architectural and environmental merits, the Hayes Digital Park is set to deliver significant economic benefits to the local community. The development is expected to create approximately 500 permanent jobs, and 50 apprenticeships. studioNWA and Colt DCS have engaged extensively with local authorities and stakeholders to ensure the project positively contributes to the community. An Innovation Hub, positioned along Uxbridge Road, will act as a gateway to the campus.
This facility is designed for research and development in industrial and related products or processes. It offers co-working areas, meeting rooms, and workshops in partnership with a local University.
